Privacy Policy

EFFECTIVE JUNE 4, 2026

This Privacy Policy describes how SeniorSite ("SeniorSite", "we", "us") collects, uses, and discloses personal information when you visit seniorsite.org, submit a form, write a review, or subscribe as a senior living operator.

SeniorSite is an independent directory and editorial publication. We do not sell email lists to data brokers, and we do not run our own cross-site retargeting. Two flows send information outside our systems by design: Get Pricing requests go to the relevant senior-living operator or referral partner so families can be matched to a community, and display ads in the article body and sidebar are served by Google AdSense, which uses cookies to personalize and measure them. Both are explained in "Who we share it with" and "Cookies and tracking" below. We are based in California, and California law governs how we handle personal information.

Who This Policy Applies To

Families and seniors researching care on our public pages, and senior-living operators who claim and pay to manage a listing. Different sections below describe how data flows for each group.

What We Collect

Information you give us directly: name, email, phone, ZIP code, move-in timeframe, and any message you write in the Get Pricing form or the SilverAssist lead-capture form on resource articles, state pages, city pages, and care-type pages. If you talk to the AI care concierge at /get-matched or the SilverAssist chatbot bubble, your messages are processed by the underlying AI provider (Google Gemini for our concierge; SilverAssist's back end for the bubble). If you submit a review, we collect your rating, name or initials, relationship to the resident, and review text. If you claim a listing as an operator, we collect your work email, role, employer, phone, and the property you manage. If you pay for a subscription, Stripe handles your card details on our behalf and we never see them.

Information we collect automatically: standard server logs (IP address, user agent, referring URL, timestamps), pageview data from Google Analytics 4, and ad-impression and ad-interaction signals from Google AdSense on pages where ads appear. We hash the first segment of your IP address before storing it and anonymize it in Google Analytics. AdSense may set advertising cookies depending on your consent state (see "Cookies and tracking").

Information from third parties: imported listing details and historical reviews from public sources when properties were originally indexed, and CMS provider data for nursing homes from federal government records.

How We Use It

We use your information to run the directory and editorial site: routing pricing requests to the relevant operator or senior-living referral partner, sending transactional email (form confirmations, magic-link sign-in for operator accounts, billing receipts), moderating reviews, preventing abuse, answering support questions, understanding aggregate traffic to know which pages to improve, and serving display ads through Google AdSense.

We do not use your information to train AI models. We do not build our own advertising profiles separate from the AdSense personalization described below. We do not sell email lists.

Who We Share It With

Pricing requests are routed one of four ways depending on which form you used and whether the community has an active subscription.

(a) Get Pricing on a property with an active Premium subscription: your name, email, phone, ZIP, move-in timeframe, and message go straight to the operator's work email. The reply-to is set to your address so the community can respond without a middleman. (b) Get Pricing on a property without a Premium subscription: the request goes to the SeniorSite admin queue and may be shared with a senior-living referral partner who contacts you on behalf of communities they represent. (c) SilverAssist forms (embedded on resource articles, state, city, and care-type pages) and the SilverAssist chatbot bubble (bottom-right of public pages): your information goes to SilverAssist (operated by LeadGen App, delivered via forms.leadgenapp.io / form.cliqforms.com and botsrv2.com) and is routed to operators in their network. SilverAssist is paid by communities on tour or move-in, never by you. (d) "Send to operators only" on the native Get Pricing form, or the same preference stated in our AI care concierge: your request stays with the SeniorSite admin team and goes directly to the operators of the communities you named, with no referral partner involved.

Service providers who help us run the site: Vercel (web hosting and edge network), Cloudflare (DNS, Turnstile bot challenge on forms, and R2 object storage for property images), Supabase (Postgres database), Sanity (editorial content management), Stripe (subscription billing), Resend (transactional email), Google Analytics 4 (aggregate site analytics), Google AdSense and Google Funding Choices (display advertising and consent management), Google Gemini API (the AI care concierge at /get-matched), Cookiebot by Usercentrics (cookie consent and recordkeeping), and SilverAssist / LeadGen App / botsrv2 (lead-capture forms and chatbot). Each provider receives only the data it needs to do its job, and we limit that access by contract.

Government and legal: we will disclose information when required by a valid subpoena or court order, or when needed to protect the safety of a person or our service.

Cookies and Tracking

We group cookies into three categories. (1) Strictly necessary: first-party cookies for session management, operator sign-in state, and the compare-list used while you browse. These are always on because the site does not function without them. (2) Analytics: Google Analytics 4 with IP anonymization on and Google Consent Mode v2 as the default. (3) Marketing: Google AdSense, Google Funding Choices, and the SilverAssist chatbot widget. AdSense may use cookies to personalize and measure ads; the SilverAssist widget may set cookies to remember your conversation across pages.

Cookie consent is managed by Cookiebot. The banner appears for visitors in jurisdictions that require opt-in consent (EU, UK, and similar). For California visitors, analytics and the basic site experience run under the CCPA/CPRA opt-out model: we honor the Global Privacy Control (GPC) browser signal automatically, and Your Privacy Choices lets you toggle analytics or reopen the Cookiebot dialog to change marketing preferences. Clearing your site data removes all stored preferences.

Google AdSense personalization can also be controlled at adssettings.google.com, and you can opt out of personalized ads industry-wide at the Network Advertising Initiative (optout.networkadvertising.org) or the Digital Advertising Alliance (optout.aboutads.info). Opting out of personalization still allows us to show ads; they just become non-personalized.

Your California Rights

California residents have the following rights under the California Consumer Privacy Act (CCPA) and the California Privacy Rights Act (CPRA):

The right to know what personal information we have collected, the categories of sources, the purposes of collection, and any third parties we share with.

The right to delete personal information we have collected from you, with limited exceptions for transactional records we must keep.

The right to correct inaccurate personal information.

The right to opt out of any sale or sharing of personal information for cross-context behavioral advertising. We do not sell personal information for money, but Google AdSense personalization on our pages may count as "sharing" under CPRA; opting out via Your Privacy Choices, the Cookiebot dialog, or the Global Privacy Control signal stops that flow on this device.

The right to limit our use of sensitive personal information. We do not collect any categories the law defines as sensitive.

The right not to be retaliated against or charged a different price for exercising any of these rights.

To exercise any of these rights, email privacy@seniorsite.org with the email address you used on the site. We respond within 45 days and may ask you to confirm specific details to verify the request comes from you.

Operator Data

Operators who claim a listing agree to additional terms in our Terms of Service. We store: work email, name, role, employer, phone, claimed property, subscription tier (Standard or Premium), and Stripe customer ID. We retain subscription and payment records as required by tax and accounting law, typically seven years after the last invoice.

Operators may delete their claim and account by emailing operators@seniorsite.org. Cancellation of the underlying Stripe subscription happens from the operator dashboard or via Stripe's Customer Portal.

Family Reviews

Reviews you submit are published under the name or initials you choose and remain on the property page indefinitely unless you ask us to remove them. Operators who subscribe can post a public reply under your review; the reply is attributed to the community and never includes your contact information. Email reviews@seniorsite.org to request removal of a review you submitted.

Children

Our site is not directed at children under 13 and we do not knowingly collect personal information from anyone under 13. If you believe a child has submitted information to us, email privacy@seniorsite.org and we will delete it.

Data Retention

Pricing-request leads are kept in our admin queue for as long as they are useful for follow-up and internal reporting. SilverAssist retains its own copy of the leads it receives under its own retention policy. Reviews stay published until the author asks for removal.

Operator accounts and subscription records are kept for the life of the relationship plus the period required by tax and accounting rules. Server logs are rotated within 30 days. Google Analytics data follows the default 14-month rolling window.

AI care concierge transcripts are kept as part of admin moderation logs for up to 90 days. If a transcript is tied to a lead we forwarded to an operator, it follows the lead retention rule above.

Security

All traffic between your browser and our servers runs over HTTPS. Public forms use Cloudflare Turnstile, a bot challenge that does not depend on tracking cookies. Operator accounts use single-use, time-limited magic-link sign-in; there are no passwords to leak. Payment card details never reach our servers - Stripe handles them under PCI DSS Level 1 certification. Database backups are encrypted at rest by our hosting provider. We follow least-privilege access controls internally.

International Users

SeniorSite is operated from the United States. If you access the site from outside the US, your information is transferred to and processed in the US, where data-protection laws may differ from those in your home country. EU, UK, and Swiss visitors see the Cookiebot consent banner on first visit; categories beyond strictly necessary remain off until you accept.

Changes to This Policy

We update this policy when our practices change. The effective date at the top reflects the most recent version. Material changes will be flagged on the page for at least 30 days.
