Terms of Service

EFFECTIVE JUNE 4, 2026

These Terms of Service ("Terms") govern your use of seniorsite.org (the "Service"), operated by SeniorSite ("SeniorSite", "we", "us"). By visiting the site, submitting a form, posting a review, or subscribing as an operator, you agree to these Terms.

What Seniorsite Is

SeniorSite is an independent directory and editorial publication covering senior living communities in the United States. We list assisted living, nursing homes, independent living, memory care, home care, and senior apartments, and publish guides, reviews, and pricing-request tools that connect families with operators.

We are not a referral broker. We do not match families to a human advisor. We do not give medical, legal, or financial advice. Listings on our directory include both communities that subscribe to manage their page and those that do not; subscription status does not change the underlying information we publish.

Family Use

Browsing seniorsite.org, reading guides, and submitting any of our lead-capture forms is free for families. The native Get Pricing form forwards your contact information directly to the relevant Premium-tier community (or to the SeniorSite admin queue when you check "send to operators only"). The SilverAssist forms embedded on resource articles and on state, city, and care-type pages, along with the SilverAssist chatbot in the bottom-right of public pages, are operated by SilverAssist, a senior-living referral partner who routes requests to communities in their network. SilverAssist is paid by communities on tour or move-in, never by you. See the Privacy Policy for the full data flow.

By submitting a review, you grant SeniorSite a non-exclusive, perpetual, royalty-free license to display the review on the property page and across our directory. You confirm that the review describes your honest experience and does not include defamatory or unlawful content. We moderate reviews and may remove ones that violate these Terms or our community guidelines. Operators may post a public reply under your review; the reply is attributed to the community.

Operator Subscriptions

Senior living operators may claim and subscribe to manage their listing. We offer two plans, both billed monthly via Stripe with no minimum commitment.

Standard ($39.99 per month): edit listing copy, address, phone, amenities, and description; upload property photos; reply to family reviews under the community's name; view basic visibility and lead-count analytics. Standard listings appear in standard search order.

Premium ($350 per month): everything in Standard, plus featured placement at the top of relevant city, state, and care-type search results; a verified badge across the directory; family pricing requests on your property page forwarded directly to your work email; multi-video, virtual tour, and floor-plan uploads.

Operators may switch tiers at any time. Upgrades and downgrades are prorated against the remainder of the current billing period.

Cancellation and Refunds

Operators can cancel a subscription at any time from the operator dashboard or via the Stripe Customer Portal. Cancellation takes effect at the end of the current billing period; you keep access through that date.

We do not provide prorated refunds for partial months on cancellation. If you believe a charge was made in error, email billing@seniorsite.org within 30 days of the charge and we will review it. Chargebacks initiated without first contacting us may result in account suspension.

Lead Delivery and Operator Obligations

Premium subscribers receive family contact information from the Get Pricing form on their property page. By accepting these leads, operators agree to the following.

Use the contact information only to respond to that family's pricing request. Comply with all applicable consumer-protection and telemarketing laws, including the federal TCPA, CAN-SPAM rules, and any state-level restrictions on outreach to seniors. Honor a family's request to stop contact promptly. Do not share the family's contact information with any third party. Do not use the contact information to send marketing material unrelated to the family's original request.

Repeated complaints about operator conduct may result in suspension or termination of the subscription at our discretion. We will share the basis of suspension with the operator.

Listing Content

When an operator edits their listing, they grant SeniorSite a non-exclusive license to display that content on the directory. Operators are responsible for the accuracy of their listing and confirm they have the right to post the photos, copy, and video they upload. Content must not infringe third-party copyrights, violate trademark, contain medical claims the operator cannot substantiate, or misrepresent the community.

We may remove or moderate content that violates these Terms or that we judge to be harmful to families researching care. We may revert a listing to imported defaults if a verified claim becomes inactive.

Verified Badge

The Verified by SeniorSite badge appears on Premium-tier listings and indicates that the listing is actively managed by the operator. The badge does not represent endorsement, certification, or recommendation of a community's quality. Families should do their own research and tour the community before making a decision.

Acceptable Use

You agree not to: scrape the site programmatically without prior written permission; circumvent any rate limits or technical protections; submit reviews you did not personally experience; submit a claim for a property you do not actually operate; impersonate another person, business, or government; upload malware or attempt to exploit security vulnerabilities.

Intellectual Property

SeniorSite's editorial content, photographs we generate, brand marks, and the directory's structure are owned by SeniorSite or its licensors. Listings, family reviews, and operator-uploaded content remain owned by their respective contributors, subject to the licenses described above. The SeniorSite name and logo may not be used without written permission.

Disclaimers

The Service is provided "as is" without warranty of any kind, express or implied. Directory information may be incomplete, out of date, or contain errors; listings include imported data from third-party sources that has not been verified until the operator claims the page. SeniorSite is not a healthcare provider, real estate broker, financial advisor, or legal advisor. Nothing on the site is medical, legal, or financial advice. Consult a licensed professional before making care decisions.

Family reviews reflect the experiences of individual reviewers and do not represent the views of SeniorSite.

Limitation of Liability

To the maximum extent permitted by law, SeniorSite is not liable for indirect, incidental, special, consequential, or punitive damages arising from your use of the Service. Our total liability for any claim arising from these Terms is limited to the amount you paid us in the 12 months preceding the claim, or one hundred US dollars, whichever is greater.

Some jurisdictions do not allow limits on certain damages; in those jurisdictions, the limits above apply only to the extent permitted.

Indemnification (operators)

Operators agree to defend and indemnify SeniorSite against third-party claims arising from: (a) content the operator uploads to their listing; (b) the operator's contact with families who submitted pricing requests; (c) the operator's violation of these Terms or applicable law. SeniorSite will notify the operator promptly of any such claim; the operator controls the defense, subject to our right to participate with counsel of our choosing at our expense.

Governing Law and Disputes

These Terms are governed by the laws of the State of California, without regard to conflict-of-laws principles. Any dispute arising from these Terms or the Service will be brought exclusively in the state or federal courts located in California, and you consent to personal jurisdiction in those courts.

Either party may seek injunctive relief in any court of competent jurisdiction for misuse of intellectual property or breaches of confidentiality.

Changes

We may update these Terms when the Service or applicable law changes. The effective date at the top reflects the most recent version. Material changes will be flagged on the page or emailed to active operator subscribers at least 30 days before they take effect. Continued use after a change constitutes acceptance.

Termination

We may suspend or terminate your access to the Service for material violation of these Terms. Operators with active subscriptions whose accounts are terminated for non-payment have 30 days to cure before the listing reverts to imported defaults. Operators may close their account at any time by emailing operators@seniorsite.org.
